I have read the following information and fully understand that by signing this document I have waived my right to include my property in the Multiple Listing Service of Northern Illinois (MLSNI). I acknowledge that my Listing Agent has fully explained all the benefits (Listed Below) that the Multiple Listing Service has to offer.
1. The Multiple Listing Service (MLSNI) is the most modern and efficient marketing tool for selling Real Estate. Its purpose is to bring together Buyers and Sellers through the cooperative marketing efforts of more than 35,000 professional REALTOR® brokers and agents. It results in quick, efficient and well-managed sales…plus the greatest convenience to the Seller & Buyer.
2. Buyers and sellers receive the benefit of cooperation between Real Estate Agents rather than being restricted to the offerings of a single agent/company. Cooperation develops greater efficiency among MLSNI subscribers and faster, more efficient service for the buyers and sellers. Your opportunities for identifying a qualified buyer are significantly greater when a listing is filed with MLSNI.
3. Although your property is accessible to all the subscribers of MLSNI, you still maintain the primary relationship with your own agent, who will arrange for the showing of your home according to the procedures he/she has explained to you. They will also be responsible for the presentations and negotiations of contracts as outlined in their marketing presentation.
4. As a member of the National Association of REALTORS®, the MLSNI subscribers agree to cooperate with all brokers and agents in making your property available for showings to prospective buyers. They also adhere to strict National Association of REALTORS® guidelines for the presentation and negotiation of contracts, thus furthering the interest of both the client and the public.
5. Cooperation develops greater efficiency among MLSNI subscribers and faster, more efficient service for the buyers and sellers. Your opportunities for identifying a qualified buyer are significantly greater when a listing is filed with MLSNI.
6. Current market information along with local school data, tax assessor’s information and demographics are readily available through MLSNI to provide accurate, up-to-date information to prospective buyers.
7. Your property will not only be marketed to subscribers on the MLSNI database, and such public web-sites as you and your listing agent so choose, and populated through MLSNI.
8. There are no additional costs to place your property with MLSNI. My decision not to place my property into the Multiple Listing Service of Northern Illinois is based upon reasons other than a refusal or reluctance on my part to show, list, negotiate or sell my property to an individual on the basis of the individual’ race, color, national origin, sex, physical ability or familial status.
